Can I get insurance if units in my house are not fire retrofitted?

I am purchasing a house that is separated into separate units. The seller does not warrant the retrofit status of the units. Will I be able to get valid insurance on the house if the units are not fire retrofitted?

Yes, you will most likely be able to get insurance, it will just be a question of finding a company that will insure you, and at what price. This will depend on the details of the retrofit you are discussing. If the retrofit is not up to code or poses a hazard then many insurers may end up declining to insure your home.

I recommend you have a certified home inspection completed; something I would recommend for anyone purchasing a new home. The details should be shared with any insurer you approach so they can evaluate whether this is a risk or not.



Alternatively, some insurers will also want to order a home inspection of their own in order to get a real sense of the home, and offer loss prevention advice if possible. These measures will tell you, as well as your potential insurer, what you're getting into.
