I am looking for a performance plus mortgage for a commercial property, with four apartment units, and one vacant store. The one vacant store is to be eliminated, ie become garages. I need a CHMC insured mortgage, to qualify for upgrades for plumbing, structure, electricity and heat. There is one apartment which will be converted to handicapped access, which is subsidized by CHMC up to $26,000. The remaining apartments will have a $16000 subsidy for general renovations. I am living in one of the apartments, am handicapped, and this apartment will qualify for handicapped access.

Can you help find a mortgage with my needs being met? The cost of the apartment house $135,000 plus taxes, transfer, apprasial, and other fees. The cost of renovations, $67,000 for materials, and $60,000 for labour.  Current income from apartments, $30,000 plus.
