We'd like to insure a property in Kingston, ON as well as a house in Cantley, QC

We live in Cantley, Quebec but own a house in Kingston, Ontario which has 3 tenants: the main house + 2 bachelors in the basement. We are looking for insurance for our Kingston house. Can you help? The company could insure our house in Quebec as well.

In your case, the problem is that most insurers cannot insure homes in multiple provinces. This issue has to do with "absentee landlords." If the insured does not live close by to their rental home then it becomes harder to insure. Since you are living in Quebec, but own rental property in Kingston, you fall under the category of "absentee landlords," so you will have to shop around a bit before you find an insurance provider that can insure you.

You might want to discuss your situation with a broker or a specialty insurer who specializes in "stand alone rentals with absentee landlord coverage". Below are a few recommendations:

  • Cowan Dalton

  • Premier Marine

  • Totten Group

  • Hub

Good luck with your search!
